The date on the photo looks like it's been fudged.

Easiest way is to ask to go and look to see it running. If you can't do that, run a mile

Purely on the fact that the building/workshop it's in appears to be of wooden construction (most workshops / garages in UK are brick), plus the beer cooler and gas cylinder in the background don't look like they are from UK.

Not for me , just seems extremely cheap for a 225 etec

Only one way of finding out, go and have a look, you never know! some people sell things well cheap because thats around the price a dealer quoted for buying the item.
